Senior Quantity Surveyor - Capital Works

Location: North West London (Secure National Site) Portfolio Value: c.£10m per annum Salary: Competitive + Car Allowance + Leading Benefits Package

Are you a commercially driven Surveyor who excels in both the high-pressure environment of pre-construction and the precision of project delivery?

I am seeking a Senior Quantity Surveyor to spearhead the commercial management of a £10m annual Capital Works program. Based on a high-security, mission-critical estate, this role offers a unique opportunity to manage a diverse portfolio of 5 to 20 concurrent projects, ranging from essential infrastructure upgrades to complex facility enhancements.


The Challenge

As the commercial lead for Capital Works, you won't just be "number crunching." You will be the bridge between initial client concepts and operational reality. Your role is dual-faceted: securing the pipeline through expert cost planning and then ensuring rigorous financial execution through the delivery phase.

Key Responsibilities:

  • Pre-Construction & Tendering: Develop robust cost plans that demonstrate clear Value for Money (VfM). You will lead the tendering process, working closely with the client to secure works and transition them seamlessly to the operations team.

  • Governance & Process: Navigate a complex commercial landscape by executing projects strictly per the Governance Matrix. You will own the sign-off steps and ensure every deliverable meets our stringent commercial reporting standards.

  • Project Oversight: Manage a high-volume portfolio (between 5 and 20 active jobs). You will ensure the operations team is fully informed, projects are accurately forecasted, and delivery aligns with financial targets.

  • Commercial Intelligence: Take full ownership of Cost Value Reconciliations (CVRs). You must be confident in articulating costs, overheads, and recovery costs, providing deep-dive analysis on any variances.

  • Leadership: Manage and mentor a team of Trainee / Assistant Surveyors, fostering their development while maintaining the accuracy of the overall program forecast.


About You

You are a disciplined SQS who thrives on process and accountability. You understand that in a high-security environment, "near enough" isn't good enough.

  • Experience: Proven track record in a similar SQS role, ideally within a Capital Works, FM, or major projects environment.

  • Financial Rigor: Expert-level knowledge of CVRs, forecasting, and commercial reporting. You should be comfortable explaining "the why" behind the numbers to senior stakeholders.

  • Strategic Thinking: Ability to manage the "big picture" (£10m annual turnover) while maintaining a granular focus on individual project performance.

  • Leadership: A natural mentor with the ability to manage and upskill junior staff.

  • Security: Due to the nature of the site, candidates must be eligible for high-level UK Security Clearance (SC).
