How you’ll make an impact:

  • Assisting residents and your maintenance team alike
  • As an Assistant Lead Maintenance, you are responsible for providing exceptional customer service through the completion of service requests.
  • Proactively point out potential liabilities and assist in correcting them.

What you’ll do:

  • Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed. Service requests may include changing lightbulbs, unclogging pipes, fixing faucets, changing locks, floor tile installation and repair, and interior or exterior painting.
  • Assist with trash outs and unit turns. Inspect the appliances, A/C system, toilets, faucets and showers, lights, disposals, and all safety devices.
  • Perform routine plumbing repairs such as replacing/repairing/servicing water heaters, clearing drain lines, and replacing worn out washers, gaskets, facets and floats.
  • Replace burned out, broken and/or nonworking exterior light bulbs and/or fixtures immediately.
  • Perform routine electrical repairs such as: wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems.
  • Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs; service and repair evaporative coolers.
  • Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves.
  • Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors and control panels.

Our Hours:
9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Assistant Lead Maintenance position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities. The Assistant Lead Maintenance will be on a rotating on-call schedule for after-hours/weekend emergencies.

Physical Demands:

  • Ability to continuously walk for 8 or more hours per day. It is estimated an Assistant Lead Maintenance technician will spend 99-100% of their time moving and on their feet.
  • Frequently moving boxes weighing up to 50 pounds across the office for various needs. Frequently transporting and moving appliances up to 100 pounds in and out of apartments and across various distances.
  • Must have the ability to climb, stoop, bend and grasp objects.
  • Visual acuity to perform the following: transcribing, operating machines, and motor vehicles, determining accuracy and neatness of work assigned, as well as visual inspection involving small defects and parts.
  • Must be able to remain in a stationary sitting position or stationary standing position 90% of the time.
